This building is literally a total renovation.
All spaces are furnished with:
- Each tenant space is equipped with 208/3 phase, 200 amps electrical panels.
- Each tenant space has individual gas forced air heaters with duct work for open space (note) duct work can easily be modified to fit tenants improvements and future partitions.
- Each tenant space has their own individual refrigerated air cooling unit.
- Each tenant space has one single ADA approved restroom.
- Each tenant space has fire and sound rated dividing walls between other tenants.
Tenant spaces range in size from 1,000 sqft to 2,000 sqft.
Plumbing for the restroom is in and complete, but if tenant requires additional plumbing they must submit their request with plans to the property management company for approval.
Any tenant improvements (over and above existing) will require tenants to supply, to the property management company, architectural and engineering drawings on their tenant improvements for approval. Tenant will be responsible for getting their own contractor to finish their tenant spaces (if needed). Tenants will be responsible for submitting their plans to the building departments for approval (if needed).
Included in their tenant plans, each tenant shall supply detail signage information for approval by the property management company. Signs are at the tenants expense. There is a large marquee sign on Coors Blvd. that each tenant will be allowed signage.
General information:
Tenant leases are triple net (NNN). Which means tenants are responsible for their own maintenance and upkeep. Tenants are responsible for their individual gas and electric service, etc. Tenant insurance: Liability covering other tenants and building, minimum of $1.5 mil. and personal insurance covering tenants assets.
Tenants will be responsible for paying an equal share of common area expenses. Common area expenses will include, but are not limited to: property management expenses, facility and site maintenance, landscape maintenance, water, common area electrical lighting, security, trash pick-up, legal services, etc.
