Sun Country Plaza is located one block north of Paseo Del Norte, near the Cottonwood Mall. The building is a great place for businesses with over 63,000 cars passing every day. Tenant spaces range in size from 800 sqft to 2,765 sqft. All spaces are furnished with:
- Individual gas forced air heaters with duct work for open space. Duct work can easily be modified to fit tenant’s improvements and future partitions.
- Individual HVAC unit
- One single ADA approved restroom.
- Fire and sound rated dividing walls between other tenants.
- All tenant spaces can open for business very quickly after tenant gets a business license.
Sun Country Plaza has one large marquee for tenant signage as well as a box back-lit sign above each individual space. The tenant is responsible for providing and installing these signs. They must be approved by the property management company and the city of Albuquerque before install.
We also have a digital sign on the south of the building. Advertising on the sign is not included in the base rent. We allow our businesses to advertise on the sign for an additional cost.
Tenant leases are triple net (NNN). Tenants are responsible for their own maintenance and upkeep as well as their individual gas and electric services. We provide landlord warranties for HVAC, hot water heaters and bathroom fixtures against defects for one year. Tenants are responsible for performing preventative maintenance on equipment.
Tenant Insurance is required. The minimum requirement is $1.5 million liability covering other tenants and the building. We also require personal insurance covering tenants’ assets.
Tenants will be responsible for paying their share of the common area expenses including, but not limited to property management expenses, facility and site maintenance, landscape maintenance, water, common area electrical lighting, security, trash pick-up and legal services.
CAM is calculated by the square footage of their space.
